STUDIO SPACE LAYOUTS + ESTIMATED DIMENSIONS
Thank you to everyone involved for taking the time to meet with me and discuss the available warehouse space and potential sublet options. I’m genuinely interested in this opportunity and am willing to invest both time and capital to secure a suitable space, if possible. My intent is sincere, and I look forward to working toward a mutually beneficial arrangement.
As requested, I’ve prepared two example layouts below that would meet my needs for an individual studio space. I don’t yet have the exact dimensions of the right-half warehouse area and used Skylar’s estimate of approximately 2,000 sq. ft. (50’ x 40’), as a benchmark. Both layouts are scaled to these dimensions, and I can easily adjust them once I have the final #’s.
In short, I’d ideally need a minimum of 600 sq. ft. up to a maximum of 1,200 sq. ft. for an “individual” studio. My understanding is that you’d like to retain at least half of the right-side space for your own operations, so I’ve kept my proposals under 1,000 sq. ft. However, if there’s interest in renting the studio once it’s set up, a MINIMUM of 1,200 sq. ft. would align with other typical rental studios in Austin up to 2,000 sq. ft. If the sublet remains under 1,000 sq. ft., I’d prefer to keep it as an exclusive business space without third-party rentals.
The layouts are simply suggestions, and I’m open to adjusting them as needed to ensure a beneficial setup for all. Once the exact dimensions are available, I’d be happy to update the plans accordingly. Thank you all again and I look forward to hearing your thoughts.
